Closing Check List
Once we receive approval from your lender, one of our processors will contact you to help guide you through the final steps. Closing will be scheduled for the best time and place for all parties involved.
The day before closing, your lender will provide us with final instructions for schedules of fees paid and due. We will then prepare a settlement statement, commonly known as the HUD. We will review the settlement statement and notify you of what you should bring to the closing, including:
On closing day, you will be asked to sign documents such as the HUD, mortgage, note, and other lender and closing documents. The seller will be required to sign the deed and additional closing documents.
Once your closing is complete, Androscoggin Title Company will record the deed and mortgage at the appropriate registry; disburse payments collected on the HUD, (taxes, insurance, etc.), and prepare any of the policies of title insurance you and/or your lender have selected.

- Valid unexpired driver's license, passport, or State Identification Card (please contact your processor prior to closing if this presents an issue)
- A bank check payable to Androscoggin Title Company, in the total amount needed for your closing (please advise your processor if you wish to wire the settlement funds)
- Any remaining lender conditions and/or documents
